The approach

The house goes to market in three stages.

A private exclusive, then Coming Soon, then the full launch. Each stage tests the price before the next one begins, so the listing reaches the MLS with a number buyers have already responded to.

Before any of it, Derrick reads the house two ways: how it shows, and what it will cost the next owner to keep. Where those two disagree is usually where the price is.

How the sale runs

Phase one

The house goes out off-market first.

A private exclusive goes out to Compass agents before it ever touches the MLS, so you can test the price without the listing racking up days on market.

Phase two

Coming Soon, test the pricing then go to market.

The listing becomes visible on Compass ahead of the launch. Interest builds early, and the price and the date can still move.

Phase three

Then it reaches the open market.

By the time the listing reaches the MLS, the price has been tested against real interest and the launch date is set. Days on market start counting here. Everything before this exists so the house arrives with a number that already held.

Concierge

The benefits of Compass Concierge.

Compass Concierge covers flooring, paint, staging and light renovations before the listing goes up, with payment deferred until the house closes.

It is optional, and plenty of sellers skip it. If the house needs the work, the point is to have it looking its best the day it goes on the market. Terms are set by Compass and subject to change.
